The Balmain 30-Day Notice Monthly Income Trust (30BIT) is designed to allow investors the opportunity to invest in a fund managed by Balmain that pays distributions and which allows withdrawals with just 30 days’ notice.
30BIT invests in a range of Investments but always maintains 20% liquidity. Together with a stand-by liquidity facility, 30BIT will have sufficient liquidity to redeem 50% of the units on issue at any time.
30BIT has been designed to generate a return 2.50% over the Cash Rate which is paid to Investors monthly.
30BIT is managed by the Balmain Group (Balmain), Australia’s largest and longest established commercial private credit provider. Launched in 1979, Balmain has focussed on commercial real estate lending and arranged over $51BB in commercial loans for both our borrowers and our investors.
30BIT was specifically established by the Trustee to meet the needs of investors seeking regular income. Investor types include high net worth, self-managed super fund, family offices and charitable institutions.
30BIT is a registered ‘managed investment scheme’ as defined in the Corporations Act and is managed in accordance with its Product Disclosure Statement (PDS) and Target Market Determination Statement (TMD). The Trust invests in Secured Loans, Balmain Managed Trusts and cash. The responsible entity of the Trust is Balmain Fund Administration Limited (BFAL) ACN 134 526 604 which holds Australian Financial Services Licence (AFSL) No. 333213. BFAL is the issuer of the PDS and the TMD and is responsible for their respective contents.
Types of Investments
The investments made by 30BIT are selected, analysed, credit approved, funded and managed by Balmain. 30BIT principally invests in 3 categories of investments.
Secured Loans
30BIT will invest both directly and indirectly in loans secured by a mortgage or charge over specific assets (Secured Loans). The proportion of the Trust’s investment in Balmain Trusts is targeted at 30-50% of the net assets of the Trust.
Balmain Managed Trusts
30BIT will invest both directly and indirectly in other Trusts managed by Balmain (Balmain Trusts) and will hold units on the same terms as other unitholding of the same class. The proportion of the Trust’s investment in Balmain Trusts is targeted at 10-25% of the net assets of the Trust.
Cash
30BIT will invest directly into a cash management account held by an ADI (currently National Australia Bank). The proportion of the Trust’s investment in Cash is targeted at 25-30% of the NAV of the Trust but will not fall below 20%.
Unit Classes
30BIT issues only one class of Units which is Founder Units. 30BIT may issue additional classes of units in the future on terms no more favourable than Founder Units. It is intended than any future unit classes may be subject to higher management fees.
